What is a short sale? This is a term that you may have heard more and more; especially with the way the economy is going. More and more people are scouring their neighborhoods and house market listings to find great deals that will help them get into either their first time home.

If you are wondering what a short sale is; it basically means that the lender is willing to accept a discounted mortgage so that they can get the property off of their hands.

We all know that banks are in the financing business and they do not want to hold onto a piece of property. However today with all the foreclosures that are happening; more and more banks are ending up with the property because the owners of the homes could not make the payments for one reason or another.

It is supposed to be a win/win solution for both the bank and the person who is looking to purchase the home. It takes the property off of their hands and gets you a better than normal price on your new home.

However before you run out and begin looking at all the homes in your area; there are some things that you should be aware of when trying to purchase your first short sale. Banks will not accept a short sale unless their is absolutely no equity in the property. So therefore it is important to do your research before you even consider making an offer to a lender.

So now that you know “what is a short sale” if you are looking for places to begin your research; the first place is to begin your due diligence in the public records office. You can usually find one if your local area; they provide a free service that you can go down there and find out this information yourself. It really is not that difficult and if for some reason you do run into problems they are usually nice enough to answer your questions.

Remember the first house that you decide to purchase this way will be the most difficult; however you will be amazed at the amount of money that you can save if you do decide to do all the work that is involved in the process.
